Private rooms in Třeboň
Rooms · Apartments · Local hosts
In a small spa town, a room with local people is often the most personal and often the cheapest way to spend the night. It does have its own rules, though. Here is what to look out for.
What it actually is
“Private accommodation” (ubytování v soukromí) is not an official category like a hotel or a guesthouse. It is a general term for rooms and apartments let by private individuals – in a family house, a flat above a shop or a building in the back courtyard. In spa towns such as Třeboň it has a long tradition: spa guests, cyclists and families have been staying with local people here for decades.
What you can expect: fewer beds, personal contact, often a kitchenette or at least a way to make tea, tips from people who live in the town. What not to expect: a reception desk, a restaurant, daily cleaning, someone always available.
A note on history: The esoubytovani.cz domain used to belong to an independent place to stay in Třeboň. Today’s project has no connection with it and does not represent anyone. More about the domain’s history.
Where to look
- The town’s tourist information centre – usually knows the local hosts and can advise for your dates.
- The spa – if you are coming for treatments but do not want to sleep in a spa house, you can ask about accommodation nearby.
- Big booking platforms – convenient, but smaller hosts are often missing from them or charge different prices from those you get by contacting them directly.
- Direct contact – the phone number or e-mail on the host’s own website. Often the best way to arrange a flexible arrival time.
eSOUBYTOVÁNÍ does not list any individual hosts yet and does not broker anything. When host profiles are added, they will be clearly labelled and carry verified information.
How to check a host
- The address exists and matches the photos. Look at the map and at the street view.
- Contact is not just a chat on a platform. A phone number or e-mail is a good sign.
- Never send a deposit to an account you received in an unsolicited message. Verify payment details from another source.
- Ask specific questions. A host who answers specifically knows the place.
Checklist before booking
- Where do I park – on the street, in the yard or in a paid car park?
- Can I lock up bikes?
- Does the room have its own bathroom?
- Is the tourist tax included in the price?
- How late can I arrive and how do I get the keys?
- Are there mosquito screens on the windows?
- Can I bring a dog? Where is it allowed and where not?
- Can I cook, or only boil water?
- What are the cancellation terms?
Frequently asked questions
Does a private host have to collect the tourist tax?
The tourist tax applies to paid stays in the municipality and is collected by the host. The details are set by the municipality’s ordinance. Ask whether it is included in the price or paid separately.
Is a private room worse than a guesthouse?
Not necessarily. A guesthouse (penzion) is a category with at least 5 rooms and services comparable to a hotel. Private rooms tend to be smaller, more personal and with more flexible rules – but also with fewer services.

- We name no individual hosts, and nobody pays to be included.
